Abstract
The industrial area in Al Ain city has issues with the urban fabric, marked by insufficient green spaces, poor pedestrian networks, and frequent traffic violations, impacting aesthetics, safety, and well-being. Aligned with the Al Ain 2030 Plan, the research identifies a critical absence of short-term strategies. Field observations and surveys reveal significant shortcomings, necessitating a thorough assessment to propose mitigation measures. Results emphasize the lack of green areas, benches, and pedestrian facilities, confirming predicted negative impacts. Survey outcomes reveal user dissatisfaction, emphasizing the need for immediate action. Proposed mitigation measures include enhancing landscape design, developing pedestrian pathways, and implementing traffic management strategies. This assessment strives to ensure sustainability and well-being, aligning industrial activities with community needs.
